Prime Medical Facility Sold for $41.25 million via Online Auction

DENVER — The U.S. General Services Administration (GSA) announces the transfer of deed/title following the sale of the property known as 9th & Clermont- Denver located at 1055 Clermont Street via a public auction that ended on August 9th.

The online auction garnered a winning bid of $41.25 million. The property, an 8.265 +/- acre parcel with five buildings and an 8-floor parking structure totaling 775,718 +/- gross square feet is located near the intersection of E. Colfax Ave. and Colorado Blvd., next to the 9+CO development. The property was sold “as is” and there are no use restrictions imposed by the Government, allowing the grantee, GME I, LLC, to consider various potential reuse options, subject to state and local regulations.

The property was previously identified by the Public Buildings Reform Board for disposal in the initial, high-value round as specified under the Federal Assets Sale and Transfer Act of 2016 (FASTA), Public Law 114-287, as amended. As required by FASTA, the property was reported excess by the Department of Veteran Affairs and GSA was authorized to conduct and execute the sale. 

GSA continues to dispose of excess federal property to more efficiently utilize real estate assets, save taxpayer dollars and create economic development opportunities in local communities like Denver
